These Terms of Use govern your access to and use of juliazonshine.com and its pages, forms, guides, newsletters, and other content (collectively, the “Site”). The Site is operated by Julia Zonshine under the personal brand House of Zonshine (“House of Zonshine,” “Julia,” “we,” “us,” or “our”). By using the Site, you agree to these Terms and acknowledge the Privacy Policy. If you do not agree, please do not use the Site.

House of Zonshine is Julia Zonshine’s personal real estate brand. It is not represented as a separate real estate brokerage. Julia is affiliated with Compass, the responsible broker identified on this website. License information can be verified through the California Department of Real Estate. Compass licensing information is available through the Compass Trust Center.

No agency relationship
Visiting the Site, subscribing to the newsletter, downloading a guide, sending an email, or submitting a form does not create a broker-client, fiduciary, confidential, or agency relationship. A real estate agency relationship is created only through an appropriate written agreement. Please do not send confidential, financial, or time-sensitive transaction information through a general website form.
Accuracy and availability
We take reasonable care in preparing the Site, but real estate markets, laws, insurance conditions, property details, school information, availability, pricing, measurements, and neighborhood information can change. Content may contain errors or omissions and is provided without a guarantee of completeness, timeliness, or accuracy. All information should be independently verified before you rely on it. Nothing on this Site is an offer to buy, sell, or lease property, and nothing is intended to solicit a property already subject to an exclusive listing agreement.
Property listings and third-party data
Property descriptions, photographs, measurements, square footage, availability, and other listing information may be supplied by sellers, listing brokers, multiple listing services, public records, vendors, or other third parties. Such information is deemed reliable but is not guaranteed. Listings may be changed, sold, leased, withdrawn, or made unavailable without notice.
Property images and digital alteration
Property imagery is intended to represent homes truthfully. If a property image is digitally modified in a way that changes the appearance of the property, the applicable advertising will include a clear disclosure and the original unaltered image will be made available as required by California law.

Intellectual property
Unless otherwise identified, the Site’s original writing, branding, graphics, layout, guides, and other content belong to Julia Zonshine or are used with permission and are protected by applicable intellectual-property laws. Third-party names, marks, listing data, photographs, and other materials remain the property of their respective owners.
You may view, download, or print Site materials for your own personal, noncommercial use. You may not reproduce, republish, sell, scrape, modify, distribute, train an automated system on, or commercially exploit Site content without prior written permission from the applicable rights holder.
Acceptable use
You agree not to misuse the Site or interfere with its operation. Prohibited activity includes attempting unauthorized access; introducing malicious code; overwhelming or probing the Site or its forms; impersonating another person; submitting unlawful, fraudulent, or misleading information; harvesting personal information; or using automated tools to copy content in a manner that burdens the Site or infringes rights.

The site is being developed with keyboard navigation, readable contrast, responsive layouts, descriptive labels, reduced-motion support, and accessibility best practices in mind.

Governing law and severability
These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. If a provision is found unenforceable, it will be limited or removed only to the minimum extent necessary, and the remaining provisions will continue in effect.
