This policy explains what information this website collects, why it is collected, and the choices available to you.

Who operates this website
This policy explains how information is handled on juliazonshine.com and related House of Zonshine pages (collectively, the “Site”). I’m Julia Zonshine, and I operate the Site under my personal brand, House of Zonshine (“House of Zonshine,” “we,” “us,” or “our”). I’m a California real estate agent affiliated with Compass.
Information you provide
Depending on how you use the Site, you may choose to provide the following categories of personal information:
- Identifiers and contact information, including your first and last name and email address
- Professional or commercial information, including your stated real estate interest, such as buying, selling, or exploring your options
- Communications, including questions, preferences, and other information included in a message
- Consent records, including your request to receive the House of Zonshine newsletter and the version of the consent notice presented to you
Please do not submit Social Security numbers, financial-account details, government identification numbers, access codes, or other sensitive information through a general Site form.
Information collected automatically
When you visit the Site, hosting, security, form, font, mapping, or similar service providers may process standard internet or electronic-network activity needed to deliver their services and protect the Site. This may include IP address, browser and device type, operating system, referring page, pages requested, timestamps, approximate location inferred from an IP address, and server or security logs.
The current Site does not intentionally deploy advertising pixels or use information for cross-site behavioral advertising. If those practices change, this policy and any legally required preference controls will be updated before or when the new technology is introduced.
Sources of information
We collect information directly from you when you complete a form, subscribe, email, or otherwise communicate with me. Technical information may be generated automatically by your browser or processed by the service providers that operate and secure the Site. The current Site does not obtain data-enrichment profiles about visitors from commercial data brokers.
How information is used
We may use information to:
- Respond to an inquiry or consultation request
- Provide real estate information or services you request
- Send the newsletter when you have subscribed
- Keep records of requests and communications
- Operate, maintain, troubleshoot, and secure the Site
- Detect spam, fraud, abuse, or security incidents
- Comply with legal, regulatory, brokerage, and recordkeeping obligations
- Establish, exercise, or defend legal rights
A newsletter subscription is treated separately from a real estate inquiry. Submitting a real estate inquiry does not automatically subscribe you to the newsletter.
How information may be shared
We may disclose information to the limited categories of recipients needed to operate the Site and respond to you:
- Website and form providers, including Netlify, which hosts the Site and processes form submissions
- Compass, including the Compass systems used to manage subscriber records and deliver the newsletter you request
- Embedded-content providers, including Google when a page loads Google Fonts or an embedded Google Map
- My real estate team when reasonably necessary to respond to your inquiry or provide requested real estate services
- Professional advisers and authorities when reasonably necessary for legal, compliance, security, or claims purposes
- A successor organization in connection with a reorganization or transfer of the relevant business assets, subject to applicable law
House of Zonshine does not currently sell personal information or share it for cross-context behavioral advertising. We do not disclose newsletter subscription information to unrelated third parties for their own direct marketing.
Cookies and tracking
The current Site does not intentionally use advertising cookies, session-replay tools, or behavioral-tracking pixels. Essential technologies may be used by hosting, security, form, font, mapping, or similar providers to deliver requested functionality and protect the Site. Google Maps is embedded on some neighborhood pages, and the Site uses Google Fonts. When your browser connects to those services, Google may receive technical information and may use cookies or similar technologies under its own privacy terms.
Because the current Site does not engage in cross-site behavioral advertising or knowingly sell or share personal information, it does not maintain a separate “Do Not Sell or Share My Personal Information” mechanism. If those practices change, an appropriate notice and opt-out mechanism will be added. Where legally required, recognized opt-out preference signals will be honored. Browser “Do Not Track” signals are not standardized; because the Site does not track visitors over time and across unrelated websites, it does not take separate action in response to those signals.
Your choices and privacy requests
You may unsubscribe from newsletter emails at any time using the unsubscribe method included in each message. You may also ask to access, correct, or delete information you submitted through the Site, withdraw a newsletter request, or ask a question about how it was handled by emailing julia.zonshine@compass.com. Please describe your request and identify the email address you used. We will respond as required by applicable law.
Privacy rights vary by location and may be subject to exceptions. We may need to verify your identity before completing a request. We will not discriminate against you for making a privacy request. Some information may be retained when reasonably necessary for legal, regulatory, brokerage, security, dispute-resolution, or recordkeeping purposes.
Retention and security
Information is retained only as long as reasonably necessary for the purpose for which it was collected and for applicable legal, brokerage, compliance, security, and recordkeeping needs. In deciding how long to retain information, we consider the nature of the information, whether you remain subscribed or have an active inquiry or client relationship, applicable limitation periods, and legal or brokerage recordkeeping requirements. Consent and suppression records may be retained after an unsubscribe request so that the request can be honored. Information may be deleted, deidentified, or securely archived when it is no longer needed.
Reasonable administrative and technical safeguards are used to protect information. No website, transmission method, or electronic-storage system can be guaranteed to be completely secure.
Children
The Site is intended for adults seeking real estate information and is not directed to children under 13. House of Zonshine does not knowingly collect personal information from children under 13. If you believe a child has submitted information, please contact us so it can be addressed.
Third-party services and links
The Site may link to Compass, listing platforms, social networks, mapping services, or other third-party websites. We do not control their data practices. Information you provide directly to another service is governed by that service’s own privacy policy and terms.
California direct-marketing disclosure
We do not disclose personal information to unrelated third parties for their own direct-marketing purposes. California residents may ask a question about this practice using the contact information below.
Policy updates
This policy may be updated as the Site, service providers, or applicable requirements change. The date at the top will be revised when an update is made. If a change materially affects how previously collected information is used, additional notice will be provided when appropriate.
